The best hotel for Macy’s Thanksgiving Day Parade is not necessarily the hotel closest to the route. It is the hotel that guarantees the right window.

That matters in 2026, when New York hosts the 100th Macy’s Thanksgiving Day Parade on Thursday, November 26. NBC, Peacock and Telemundo coverage starts at 8:30 a.m., and Macy’s is treating the centennial as a major anniversary edition.

Some NYC hotels are already selling specific parade-view rooms for thousands of dollars per night, often with three-, four- or five-night minimum stays.

We checked the hotels’ actual 2026 offers, room categories, floors and stay requirements. In this guide, we separate hotels where you can really watch the parade from your room from hotels that are simply close enough to walk to the route.

Hilton is currently the only hotel in this group publishing a full 2026 menu of parade-view categories with floor ranges, nightly prices and required stays. Essex House, Mandarin Oriental and 1 Hotel have specific 2026 Thanksgiving information live, while other hotels require more direct confirmation.

Before You Book: “On the Parade Route” Does Not Mean “Parade View”

This is the mistake we see people make every Thanksgiving.

A hotel can sit directly on Sixth Avenue and still give you a room facing the wrong direction.

A hotel can advertise Central Park views without that room looking toward the parade.

And a hotel can be one block from the route and be excellent for watching outside while offering no useful view from the rooms at all.

For Thanksgiving, we would treat the view as a separate product.

If your reservation does not clearly say Parade View, Thanksgiving Parade View, Full View or another specifically defined parade category, do not assume it is included.

At Essex House, for example, Marriott explicitly says its parade-view rooms and suites cannot be booked through the normal online room inventory and must go through the hotel’s Thanksgiving team.

That is exactly why we checked the actual hotel offers rather than simply making a list of hotels near Sixth Avenue.

New York Hilton Midtown

Best overall for choosing exactly what kind of view you want

If we were booking a parade-view hotel without wanting any ambiguity, we would start here.

New York Hilton Midtown sits directly on Sixth Avenue, and for 2026 the hotel has published unusually detailed information about its Thanksgiving inventory: floor ranges, window directions, type of view, minimum stay and nightly price.

That gives you something most hotels do not: the ability to decide whether you want to be closer to the balloons, higher above the avenue, looking at the parade approaching or simply paying the least possible amount for a room that can still see it.

Now let’s look at who should actually book each one.

These are Hilton’s published rates at the time of our September 2026 check.

Do not look only at the nightly rate

Thanksgiving minimum stays change the math considerably.

The cheapest published Side View is $1,095.50 per night, but the required four-night stay puts the minimum room spend at about $4,382 before taxes.

A Full View High Floor works out to at least $6,240 before taxes.

A Corner View High Floor starts at $7,800 for four nights.

The Full View Low Floor requires at least $13,000 in room spend.

And Hilton’s top Ultimate Corner View category comes to $21,125 before taxes because of its five-night minimum.

That is a much more useful way to compare the rooms than looking at one night’s price.

Which Hilton room would we book?

For value, Full View High Floor is the category we would check first.

You get a full view rather than a side angle, while paying much less than the premium lower-floor rooms.

If the parade itself is the whole reason for the trip, Full View Low Floor becomes more interesting. Floors 6 through 18 bring the balloons and street-level performers much closer to your eye line.

Families with children may actually enjoy that more than being 25 or 30 floors up.

Hilton is also selling a VIP Outdoor Viewing Area package. Those rooms do not have parade views, but guests get access to a viewing area directly on Sixth Avenue plus breakfast. It is an interesting middle ground if you want the street atmosphere without fighting for a public sidewalk position.

Best for: Travelers who want the most control over the exact view.

Watch out for: Compare the required total stay cost, not only the nightly rate.

JW Marriott Essex House New York

Best for seeing the parade from a lower floor

160 Central Park South

Essex House gives you almost the opposite experience from Mandarin Oriental.

Its premium parade-view rooms and suites are on floors 3 through 8, which puts the procession much closer to the windows. Marriott specifically markets them as front-row parade accommodations.

If your idea of a great room is seeing a balloon fill the window rather than looking down at one from the skyline, this is one of the most interesting hotels in the city.

Marriott currently lists:

• Premium Parade-View Rooms & Suites on floors 3-8
• Premium 2-Bedroom Parade-View Suite with two king beds, 2.5 bathrooms and a separate living room with parade views
• connecting parade-view options for larger families and groups

That two-bedroom setup deserves attention if you are traveling as a family. NYC luxury hotel rooms can become awkward quickly once four or five people are involved.

Here you can keep everyone together without turning the living room into a maze of rollaway beds.

You cannot simply book one online

This is one of the most important details in this guide.

Marriott says the Thanksgiving parade-view rooms and suites are not available through normal online booking. For 2026 availability, guests need to contact the hotel’s Thanksgiving team directly.

The hotel is also promoting Thanksgiving breakfast overlooking Central Park South while the floats and balloons pass.

So if the full room package is outside your budget, it is worth asking what other Thanksgiving viewing options are available.

Best for: Families, lower floors and visitors who want the parade to feel close.

Watch out for: Do not book a standard Central Park room and assume it is a parade-view room.

Best bird’s-eye view

80 Columbus Circle

Mandarin Oriental is not about getting close to street level.

It is about seeing New York and the parade together.

The hotel sits above Columbus Circle and is selling a dedicated Thanksgiving with a View offer for the historic 100th parade. Mandarin describes the accommodations as having bird’s-eye views directly from the room or suite.

From this height, you see the parade as part of the city rather than only the section directly below your window.

For photographers and adults who appreciate the skyline, that can be spectacular.

For a five-year-old who wants to see dancers and individual performers clearly, a lower floor at Essex House or Hilton may be more fun.

2026 minimum stay

Mandarin’s current terms require:

• 3 nights for parade-view rooms and one-bedroom suites
• 5 nights for parade-view two-bedroom suites
• stays must cover November 25-27, 2026

No public 2026 parade rate is currently listed on the page we checked.

Best for: Aerial views, couples and travelers who want the cityscape in the picture.

Watch out for: Do not choose it expecting an eye-level view of the performers.

The Ritz-Carlton New York, Central Park

Best for a high-end Thanksgiving stay

The Ritz-Carlton is another serious Central Park South option.

Its current Thanksgiving page offers an exclusive Thanksgiving Parade Package using accommodations that overlook the parade route, specifically for watching from the room.

The location is excellent because you are on one of the classic Midtown stretches of the parade rather than near the television finish at Herald Square.

What Ritz does not currently give us publicly is the level of room detail Hilton provides.

We could not find a public floor chart, exact 2026 parade room pricing or a published minimum stay on the current hotel page.

For an expensive reservation, we would therefore ask for four things before paying:

the exact room category, floor range, direction of the windows and confirmation that the parade view is guaranteed.

That last point matters.

A hotel may have beautiful Central Park accommodations without every one of those windows being equally useful on Thanksgiving morning.

Best for: Travelers who want a luxury hotel experience as much as the parade itself.

Watch out for: Get the parade-facing room confirmed rather than relying on a general park-view description.

Best modern hotel with a real 2026 room-view offer

1414 Sixth Avenue at West 58th Street

1 Hotel Central Park is useful for this list because the hotel is not simply selling its location.

It has a dedicated 2026 Thanksgiving Parade View offer and explicitly says guests can watch the balloons pass from their room.

That is the kind of language we look for when separating genuine room-view hotels from places that happen to be nearby.

The location also works well for the rest of the trip. You are at the northern end of Midtown, close to Central Park and Columbus Circle, but still on Sixth Avenue.

The catch is that the public offer is not very detailed.

Unlike Hilton, 1 Hotel does not currently publish a parade-room floor chart or public pricing on the offer page. Instead, it asks travelers to request information.

Before booking, we would ask:

Which floor? Which direction? Full or partial view? Is the view guaranteed with this category?

Best for: Travelers who want a more modern hotel without giving up a true room view.

Watch out for: Ask for the exact 2026 room position before committing.

Residence Inn New York Manhattan/Times Square

Best for families who want space and a kitchen

1033 Avenue of the Americas at West 39th Street

Residence Inn is one of the most practical options on this list.

Marriott says the hotel sits on the Macy’s Thanksgiving Day Parade route and is currently advertising select Parade View suites, with giant balloons passing the property.

But the bigger reason families should look at it is inside the room.

Suites have kitchens with full-size appliances, cookware and utensils, and many have separate living areas.

That may not sound glamorous next to the Ritz-Carlton, but during a four- or five-night Thanksgiving stay it can be incredibly useful.

Restaurants are busy.

Hotel rooms are small.

Kids get hungry at inconvenient times.

Having a refrigerator and actual kitchen can make the week easier.

The hotel is farther south than Essex House, 1 Hotel or Hilton Midtown, so the procession reaches this section later. If you are watching from a warm room, that is not much of a problem.

The important word in Marriott’s description is select.

Not every suite has the view.

Best for: Families, longer stays and anyone who values a kitchen and extra space.

Watch out for: Make sure your exact reservation says Parade View.

Warwick New York

A historic Midtown option worth calling directly

Warwick sits just off Sixth Avenue near Hilton Midtown.

The hotel says it overlooks the traditional Macy’s Thanksgiving Parade route and tells guests to contact reservations for rooms and suites with the best parade views.

We like the location.

We are less comfortable pretending its 2026 information is as complete as Hilton, Essex House or Mandarin Oriental.

At the time of our research, Warwick did not have the same public 2026 room chart, floor details or current parade-package pricing available on its site.

That does not mean you should rule it out.

It means you should call before booking.

Ask whether the specific room being quoted has a full or partial parade view and whether that view is guaranteed in the reservation.

Best for: A traditional Midtown stay near the Sixth Avenue action.

Watch out for: Current 2026 room details are not as transparent online as our top choices.

Direct View, Side View or Near the Route?

These terms sound similar when you are scrolling through hotel results. They can mean completely different Thanksgiving mornings.

Direct or full parade view

Your window faces enough of the actual route that you can watch the procession from the room.

This is what most people imagine when they search for a Macy’s Parade hotel.

Side or passing view

You see the parade approaching, passing or leaving at an angle.

Do not automatically dismiss these rooms.

A lower-floor side view can put you closer to a balloon than a full view from the 30th floor.

It can also save thousands of dollars.

Hotel near the parade route

You leave your room and walk to a public viewing area.

For many visitors, this is the best value.

There is nothing wrong with booking a hotel near the parade.

The problem is paying a parade-view premium when the room does not actually face it.

Low Floor vs. High Floor: Which Is Better?

Higher is not automatically better for the Macy’s Thanksgiving Day Parade.

This is one of the few NYC hotel situations where paying for a higher floor can actually move you farther away from the experience you want.

Choose a lower floor for the close-up experience

Lower floors are better for:

• getting the full scale of Manhattan around the parade

Mandarin Oriental takes this idea furthest with its Columbus Circle bird’s-eye view.

Our rule is simple:

Choose the window first. Choose the floor second.

A great angle from the 15th floor is more valuable than a 30th-floor room facing the wrong direction.

What We Would Book at Different Budgets

The difficulty here is that most hotels do not publish their Thanksgiving rates publicly. Hilton does, so it gives us a useful reference point.

Under $5,000 for the room stay

Hilton’s current Side View starts at $4,382 before taxes for the required four nights.

That is essentially the bottom of the currently published true room-view market at Hilton.

If that already feels excessive, we would stop chasing a guaranteed window.

Stay near the route and watch from outside instead.

Around $5,000 to $8,000

Hilton’s Full View High Floor starts at $6,240 for four nights.

Its Corner View High Floor starts at $7,800.

This is where a proper full parade view starts becoming realistic without entering five-figure territory.

Above $10,000

Hilton’s Full View Low Floor starts at $13,000 for four nights.

The top Ultimate Corner category comes to $21,125 for the required five-night stay.

At this level, we would also contact Essex House, Mandarin Oriental and the Ritz-Carlton and compare the complete quotes rather than automatically booking Hilton.

Their public websites do not currently list comparable 2026 prices, so anything more specific would be guesswork.

Best Hotel Near the Parade if You Do Not Need a Room View

LUMA Hotel Times Square

120 West 41st Street

LUMA is a good example of why “near the parade” is not a second-rate option.

Its 2026 We Love a Parade package puts guests about half a block from the route and includes a grab-and-go breakfast designed to take outside with you. The package is available for stays including November 26, 2026.

You give up the ability to watch in pajamas from a private window.

In return, you can save the enormous premium attached to true parade-view rooms while still being close enough to get outside quickly.

For two healthy adults who want the street atmosphere, we would seriously consider doing exactly that.

Best for: Travelers who want location more than a private view.

Watch out for: This is not the same product as a guaranteed parade-view room.

Which Part of the Route Is Best for a Hotel?

Macy’s has confirmed that the 2026 parade will travel a 2.5-mile route and finish at Macy’s Herald Square, but as of our September update, the company says detailed 2026 public-viewing locations are still to come. Public viewing will be available only on designated portions of the route and managed by the NYPD.

That is important because older parade maps are already circulating online.

We would not treat an old restricted-area map as confirmed 2026 information until Macy’s publishes the new one.

For choosing a hotel, however, the main Midtown areas are already useful.

Columbus Circle

This is where Mandarin Oriental gives you the most distinctive perspective.

Choose it for height, city views and a panorama rather than close-up performer detail.

Central Park South

This is the territory of Essex House and the Ritz-Carlton.

If we wanted a traditional luxury room-view experience, this is probably our favorite hotel area.

Essex House is particularly interesting because of its lower floors.

Sixth Avenue in the 50s

This is where you get the skyscraper-canyon version of the parade.

1 Hotel Central Park sits farther north, then Hilton Midtown and Warwick put you right into the classic Midtown stretch.

Sixth Avenue near Bryant Park

Residence Inn gives you a more practical family option farther south.

The location is also useful for the rest of a first NYC trip, with Bryant Park, Times Square, Fifth Avenue and the Empire State Building nearby.

Do Not Choose a Hotel Just Because It Is Near Herald Square

The parade ends at Macy’s Herald Square, which makes the area sound like the obvious place to stay.

We would not choose a Thanksgiving hotel based on that alone.

Herald Square is tied heavily to the television production and final performance area, while Macy’s says public viewing for 2026 will be restricted to designated sections managed by the NYPD. Exact 2026 public-viewing details have not yet been released.

Macy’s also confirms that the limited grandstand seating is not available to the general public and tickets are not sold.

If someone online is selling ordinary “Macy’s Parade grandstand tickets,” that should immediately make you cautious.

For a hotel stay, we prefer choosing a property with a clearly documented room view rather than simply getting as close as possible to the finish.

If you need a specific parade-facing window, we would not wait for a last-minute deal.

By September 2026:

By fall, you are no longer choosing from every parade-view room in Manhattan.

You are choosing from what is left.

If the view is essential, we would book once we find the right room, total price and cancellation policy.
